How much does it cost to buy property on Roatan or to buy a house? Can people from the United States buy a house or do they have to lease it like they do in some other countries? How much is in homeowners insurance? Can you get hurricane insurance? All of these questions I get asked a lot so I thought I'd ask my friend Denny who is a real estate agent to come and answer those questions for us. A lot of people ask if people from the United States or Canada can buy property here do they have to lease it? Hi everybody yes here in Honduras foreigners can own property. All right so what kinds of properties are available here? We have homes, land, reconstruction and subdivisions. And what about condos? Do you sell a lot of condos? Yes we also sell condos we sell villas. The question everybody wants to know is about how much do they cost? And can start from a hundred thousand all the way up depends on you know what you're looking for and the amenities that the property will have around. Houses start from a hundred and fifty thousand dollars all the way up. If you were to buy property now and then want to build later what's it what's construction cost now looking like? Hey if you're looking to build a home made of wood it can the price can start and as an estimate per square foot 130 to 160 okay. If you would like to build concrete or cement how we call it down here the price can start from 150 up to 200 dollars depends the finishing and the quality. Everybody's always concerned about hurricanes and we don't get a lot of hurricanes but they can happen here. Can you buy hurricane insurance here? Yes on the island we have a few companies that can provide you that service. So if I wanted to buy some property here on Roatan how would I go about doing that what's the process? So how long does it take to do the closing and are mortgages available down here? Just so you know mortgages are not available for furners the transactions are cash only. What a lot of people do is they sell their home in the United States and they use the equity in that home to buy a home down here. What about property tax how much does that cost? Okay so the property taxes will depend on what you have on your property depends on what has been registered as improvement and it can start from a couple of hundred dollars up to a thousand. So unlike our small island where everybody just owns their property here you can have a property that's part of a subdivision that's more typical of what you'd see in the United States where you have an HOA if you have a condo then that HOA is going to cover parts of the building as well the exterior same way that it works in the United States but you've got to consider those fees. So how much are the HOA fees here if they decide to go that route? Okay it depends on the gated community and what amenities are included okay so it can start from a hundred dollars a month up to four hundred dollars and we have over 40 companies that does property management and they will be more than happy to manage your property and take care of it.
